Spring is when a lot of homeowners start looking around and thinking, “Alright… what should I fix, update, or improve this year?”

Especially if selling is even a possibility in the next 6–12 months.

The problem is, not all projects are worth your time or money.

Some make a real difference.
Others barely move the needle.

Here’s how I look at it.

Projects That Actually Add Value

1. Curb appeal

This one matters more than people think. First impressions are everything, and simple updates can go a long way.

Focus on things like:

  • Fresh mulch
  • Clean landscaping
  • Power washing siding and concrete
  • Touching up the front door

You do not need a full overhaul. You just want the home to look clean and cared for.

2. Paint

If you are going to do one thing inside the home, this is usually it.

Neutral paint can:

  • Brighten the space
  • Make rooms feel bigger
  • Help buyers picture themselves there

It is one of the most affordable ways to completely change how a home feels.

3. Lighting updates

Outdated light fixtures stand out fast. Swapping a few key fixtures can make a home feel more modern almost instantly.

I would focus on:

  • Entryway
  • Kitchen
  • Dining area

4. Minor kitchen and bath updates

You do not need a full remodel to make a difference.

Small changes can go a long way:

  • New hardware like handles and knobs
  • Updated faucets
  • Fresh caulk
  • Clean grout

The goal is not to overdo it.

A handful of smart updates usually goes a lot further than a long list of random projects.

Projects to Think Twice About

1. Major remodels right before selling

Most of the time, you will not get dollar-for-dollar return. You also risk over-improving for the neighborhood, delaying your timeline, and spending money you may not fully get back.

2. Highly personalized updates

What you love, a buyer might not. Bold colors, unique finishes, or custom features can actually limit your buyer pool.

3. Anything you will not finish

Half-done projects can hurt more than help. If you start something, make sure it gets finished the right way.

The Biggest Mistake I See

Trying to do everything. You do not need to. A few smart improvements almost always beat a long list of projects that do not really move the needle.

Final Thoughts
